Not sure if you need to obtain a report then consider the following questions:

  • Can you afford the quarterly levy payments due? Have there been any special levy amounts determined due?
  • What rules, limitations and restrictions are in place that may impact you living there?
  • Does the plan have any restrictions on allowing animals? Have any alterations to the lot been approved by the Owners Corporation for example an air conditioner or a pergola?
  • Do I know what Common Property is and how does it affect me? Are their restrictions on Common Property use that may impact me?
  • Does the plan have adequate insurance and has a recent valuation been completed to support the insured value?
  • What is the state of the plan finances and what balances exist in the accounts? Are there any pending works or unpaid invoices etc. that could result in a special levy?
  • Does the plan have sufficient funds in their sinking fund to cater for the needs of the building considering its age and state of repair? Is the sinking fund budget adequate?
  • Are there any current or proposed litigation matters, or public liability claims involving the Owners Corporation?
